Tishman Speyer hired starchitect Bjarke Ingels to design its new 1,005-foot, $3 billion-plus office tower in Hudson Yards. The developer secured $1 billion in equity from a group of international investors.
The 2.85 million-square-foot property at 66 Hudson Boulevard will rise 65 stories and is set to fill a city block. It was named the Spiral for its design, which will feature foliage lacing around the glass facade with staggered decks.
The developer received approval for a 25-year tax abatement worth $170 million. Tishman is also looking to obtain construction financing by pre-leasing about 30 percent of the tower, the Wall Street Journal reported.
The tower will be bounded by West 34th and West 35th streets and 10th Avenue and Hudson Park and Boulevard. There will be about 27,000 square feet for retail.
Ingels, the designer behind Two World Trade Center, Via 57 West and most recently, a Bronx police station, told the Journal that greenery was integral to the design. How to keep a natural flow between the stories was also important, he said, adding that staircases in the atriums would connect spaces. Employees would be able to see their co-workers above and below them.
The building also boosts a sought-after amenity: outdoor space, which can increase the value of a space by 10 to 15 percent, JLL’s Mitchell Konsker told the Journal. [WSJ] — Dusica Sue Malesevic
