NYC’s Housing Connect has announced today that it will re-open its waiting list for Henry Phipps Plaza South, an affordable residence located at 330 East 26th Street in the heart of Kips Bay. The 14-story post-war building boasts a total of 407 units and was developed under the Federal housing financing program. As such, 290 of the units have been reserved for New Yorkers earning less than 50 percent of the area median income, and residents of this building will pay no more than 30 percent of their adjusted income on rent.
Qualifying residents can apply to be waitlisted for studios, one-, two-, three- and four-bedroom units priced between $952 and $1,576 (Currently rents average about $3,823/month, or $67/square foot, in the Kips Bay/Murray Hill area). Amenities in the building are quite limited, but a location two blocks from the waterfront and a short 10-minute walk to Madison Square Park make up for any lack of frills.
Applications for this lotto can be downloaded from the Phipps site here, or requested by mail by sending a POSTCARD to: Henry Phipps Plaza South, 902 Broadway, 13th FL, NY, NY 10010. Applicants selected via the lottery will be called in for an interview based on the availability of future units.
All documents must be returned by regular mail (no priority, certified, registered, etc.) to the post office box number listed on the application. The last day to apply is October 11, 2016 and all envelopes must be postmarked by this date for consideration.
