A prime Hudson Yards office building being vacated by a dot.com success story could become home to a new-tech star.

New York bred Shore Group was founded in 1999 in upstate Clay township before moving to Syracuse, where it now employs over 100 people developing IT software and managed services.

Last year, the firm struck a deal with the private equity firm Francisco Partners to support the next phase of its growth . No-one was immediately available to comment on the relocation.

New Street Realty Advisors has been tapped to lease Shore Group’s two-story headquarters building at  460 West 35th Street, across from the Hudson Yards development and in the midst of a plethora of hotel sites.

“The space has high ceiling heights, no columns and heavy floor loads so bodes well for a variety of different users,” said Josh Gettler, managing partner at New Street. “We will be marketing the building to a variety of use categories, including tech and media companies, art galleries, theater, production and boutique fitness companies.”

The building, which is located on the south side of West 35th Street between 9th & 10th Avenues, comprises of 2,516 s/f  on the ground floor and 2,100 s/f on the second floor.  The floors can be combined or leased separately.

Directly across the street, work is progressing on the 17 million square foot Hudson Yards that will bring new apartments, offices, shops, including a new Neiman Marcus.

The Jacob K. Javits Convention Center is one block to the west as well as the new 7 train subway station entrance at West 34th Street at 11th Avenue.

Next door, at 461 West 34th Street,  Atria Builders and Marx Development are building a Four Points by Sheraton Hotel  and, at the corner of Tenth,  YYY Development is building a 17-story hotel at 444 Tenth Avenue.

New Street’s Matthew Gorman said, ” The neighborhood is undergoing a tremendous transformation and this is an opportunity for a user to get in at the ground stage of what will undoubtedly be the city’s destination neighborhood.”
