6sqft revealed renderings at the beginning of the year of Skidmore, Owings & Merrill‘s Hudson Yards-adjacent, five million-square-foot Manhattan West project, which “will include two office towers, a rental tower with 844 apartments at 435 West 31st Street, retail space and a new landscaped public plaza designed by James Corner Field Operations, the firm responsible for the design of the High Line.” As of Tuesday, September 6th, New Yorkers earning 60 percent of the area median income can apply for 169 affordable apartments in the residential tower; they’ll range from $913/month studios to $1,359/month three-bedrooms.
The taller of the two angled towers will rise 67 stories, while the shorter will have a stepped profile, topped by a roof deck. The project also includes a renovation of a 1969 Brutalist building by David Brody, which will be re-clad to match the new towers’ glassy facades.
Though some additional fees may apply, residents will have access to the slew of swanky amenities in the building, including a bike repair station and storage, kids playroom, library, lounge, game room, laundry room, fitness center, pet spa, arcade, golf simulator and sky lounge.
Qualifying New Yorkers can apply for the affordable units at Manhattan West Towers starting September 6, until November 7, 2016. Residents of Manhattan Community Board 4 will be given preference for 50 percent of the units. Complete details on how to apply are available here (pdf). Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
