“It was a very unique listing,ˮ said the Corcoran agent. “The last sale in the building was a sponsor sale, so there were no recent comparables. The neighborhood, while very much on the upswing, also didn’t have very good comparables at this price point.

“And we were launching on the heels of some very bad weather; our first open house was at a freezing seven degrees.ˮ

Despite the difficulties, Bromberg closed the sale at ask within 16 weeks with Corcoran colleague, Barrie Mandel, bringing in the buyer.

“My seller was delighted to have had multiple offers and eventually selected a buyer they felt would love the close knit community,” added Bromberg.
