● HALCYON DEVELOPMENT Hamilton enjoys winter leasing rush

The Hamilton, a new rental development at 968 60th Street in Brooklyn, has leased over half its 92 apartments since September. Spanning the entire block between 60th and 61st Streets along Fort Hamilton Parkway, the 92-unit structure quickly attracted many prospective residents, who were enticed by its generous amenities and proximity to public transportation. Adding to the allure was a special promotion offering a free first-month’s rent to those signing 18-month leases. “No other buildings in this area can compare to The Hamilton in terms of design and value,” said co-developer Yoel Sabel, of Halcyon Development. “We ran a fortuitous promotion, but it also didn’t take long for word to get out that this is also an exceptional place to live.” The Hamilton has an all-glass frontage on Fort Hamilton Parkway with 14,000 s/f of commercial space. Residents have their own entrance around the corner on 60th Street, which opens to a double-height lobby leading to a library and meeting room. Across the lobby is a game room with billiard and pool tables and media room while a cascading spiral staircase to the lower level – or via elevator — leads to a 1,500 s/f fitness room, children’s playroom, PGA golf simulator room, and laundry area. The massive, landscaped roof deck with cabanas and gas barbeque grills will open in the spring. The Hamilton also has a residents-only, on-site parking garage. Apartments have high-ceilings, large windows and hardwood floors. Open kitchens have storage hidden behind center islands, stainless steel appliances, Euro-style blond-wood cabinetry, and Ceasarstone counters.

ONE THEATER SQUARE

Consisting of 245 rental units, 12,000 s/f of retail space and 285 parking spaces, the new building will contribute a curving 22-story glassed tower to the skyline. As one of three developments in the area, One Theater Square is being developed by Dranoff Properties to answer the city’s vision of expanding the luxury rental market.
